  • Individual Leases

    What is an individual lease?

    An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her rental installments and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).

    Can I cancel my lease after signing it?

    Students that have withdrawn or are no longer attending TAMU-CC are eligible to cancel their lease in accordance with the terms stated in the lease. To begin the lease cancellation process, please complete this form and upload the requested documentation. All cancellations are subject to review and approval.
    Requests will be reviewed and the student will be notified of the decision.  The student and/or guarantor is responsible for any past due payments, fees, or other charges.

    What does my lease look like?

    The Momentum Village and Miramar leases consists of a first page that is unique to your specific move in and move out, then there are pages 2-10 that make up the lease body.  Those pages can be found here for review!

  • Guarantor

    What is a guarantor?

    To mitigate the risk of delinquent or defaulting residents, we require applicants to provide someone to guarantee their housing contract.

    When is a guarantor required?

    All residents require a guarantor to complete the guaranty agreement.

    Can I be my own guarantor?

    A resident can act as their own guarantor if they can show documentation as outlined in the lease agreement that they have income greater than three times the rental installment.

    What paperwork is required with a guarantor?

    The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.

  • Lease Term and Rental Installments

    What is an installment?

    Momentum Village
    The typical lease term is approximately 11.5 months of occupancy which coincides with the university’s academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into 12 equal installments due August 1 - July 1.  These installments do not represent a monthly rent amount and are not prorated. 

    Miramar
    The typical lease term is approximately 9.5 months of occupancy which coincides with the university’s academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into 10 equal installments due August 1 - April 1.  These installments do not represent a monthly rent amount and are not prorated.

    When are the installments due?

    Installments are due on the 1st of each month per the payment schedule outlined in the lease agreement. Payment is considered late if not received by the 5th of each month. 

    How can I make a payment?

    We accept checks, money orders and cashier’s checks in our office made payable to the community name. As an alternative payment option we also accept credit card, debit cards and ACH payments online at https://connect.studenthousing.com for your convenience. We are unable to accept cash.

    Do you send me a bill every month?

    No, bills are not sent to residents each month, but you may see payment reminders posted around the property.

    Can I use Financial Aid or my Scholarship to pay my rental installment?

    Yes, once all obligations owed to the university have been paid in full, you may use any remaining funds to pay for housing. Residents who wish to use their financial assistance to pay for housing must first complete the Housing Payment Option (HPO) Request form.  This form is completed online AFTER the housing application is complete.  Completing the form tells Islander Housing and TAMU-CC that you expect to have enough financial assistance funds to cover at least a portion of your housing expenses and that you want TAMU-CC to pay the funds directly to Miramar or Momentum Village.

  • Roommate Matching and Requests

    Can I live with my friends?

    You may request roommates by listing them on the on the Resident Profile Form, which is sent in your leasing packet. Whenever possible, a mutual roommate request will be honored. Requests must come from both students in writing and we suggest submitting your applications and deposits together. We only offer same-gender room assignments.

    What is Roommate matching and how does it work?

    Roommate matching is the process by which roommates are matched together using roommate profiles. You can utilize our roommate matching service to find one or more roommates, or you can bring all of your own roommates.

    What if I don't have anyone specific I want to live with?

    When you sign your Lease Agreement, you will complete Resident Profile Form indicating specific information that will help us match you with a roommate. We will place you with another student with similar interests, when possible. 

  • Meal Plan

    Is it necessary to purchase a meal plan to live at Islander Housing?

    The meal plan is required for all Miramar residents. The meal plan is optional for all Momentum Village residents.  You can find the various and affordable meal plan options here.

  • Parking and Transportation

    Do I need a TAMU-CC parking permit?

    Miramar
    Residents who bring a car must purchase a University Resident parking permit. The Resident Permit allows the student to park in designated Resident only parking lots or in combined Resident/General parking lots.

    Momentum Village
    Residents will be issued a free permit that is only valid within the Momentum Village gates. Residents are strongly encouraged to take Route 60 or 63 to the Island Campus because it saves time, money and eliminates the search for parking on the Island. Those wishing to park on the Island Campus must either purchase a General Permit or Garage Permit or pay for hourly parking in the garage.

  • Maintenance

    How do I submit a maintenance request?

    A maintenance request needs to be submitted any time a resident notices that something is broken or not working properly.  The request can be submitted 24/7 by visiting StarRez or notifying the office during office hours.
